The Welser Heimstätte residential project is divided into three construction phases and comprises a total of five residential buildings. Work on the first two construction phases is already in full swing. It began in late summer with houses three and four. This was followed by house two, after the underground parking areas of the first two buildings could be connected together. Building two is currently undergoing structural work until the end of August. While construction work has already begun on house three, house four is nearing completion. At the same time, the second construction phase with house one began in February 2026. House five is also to start at the end of this year. The handover of the first construction phase is scheduled for autumn 2027 and the second construction phase for autumn 2028.
Residential construction with special requirements
For Felbermayr's building specialists, who usually find themselves in a construction site environment made of hollow walls and prefabricated concrete, massive brick construction is not completely new territory, but it is by no means part of everyday construction site life. “House two proves to be tricky. There, a pitched roof with three ridges is being built, whose geometry demands a lot from us. The roof surfaces intersect several times, terraces interrupt the roof construction and, in addition, a small flat roof area is integrated,” says Marko Pranjic, construction technician for civil and industrial construction, describing the challenge to be overcome and continues: “This is compounded by the fact that roof projections are completely omitted and closes the roof flush with the outer façade. A construction task that requires precision down to the last detail. ”
In addition to the structural engineering aspects, the simultaneous implementation of several buildings in particular requires a high degree of coordination. “Since the residential buildings are all in different construction phases, this construction site requires a particularly good overview. The associated parallel construction process and the delicate coordination make the construction project particularly complex,” explains Pranjic.
Concentrated Felbermayr expertise Almost
a dozen construction experts from Felbermayr ensure that the construction project does not lose speed. The sky blue construction crew received support from Felbermayr pipeline construction. Starting in March, this carried out extensive sewer and pipeline work within around seven weeks. Felbermayr's extensive expertise is also evident in construction site logistics. Material and equipment transports are carried out with a total of seven trucks from our own fleet of vehicles. Felbermayr also provides one of the three high-rise cranes, excavators with an operating weight of up to 25 tons and generators to power the cranes.
The dimensions of the project are also impressive: In the first two construction phases, around 1,000 tons of steel, around 12,000 cubic meters of concrete and around 220,000 bricks will be processed. “Close and partnership-based cooperation between the Gerstl and Felbermayr teams plays an important role in maintaining the high pace of work on the construction site. On a construction site like this, every move must be followed by the next. When coordination, trust and commitment go together, there is a right rhythm on the construction site despite the many parallel works,” Pranjic emphasizes.
The construction project at the local train station will create new urban living space in the middle of Wels in the coming years. At the same time, Felbermayr Building impressively shows how residential construction works.
